1. Service Description

SewaManager is a digital rental management platform that helps Malaysian landlords and tenants manage tenancy agreements, rent invoices, payment records, maintenance requests, and related documents.

SewaManager is a record-keeping and communication tool. We are not a party to any tenancy agreement, nor do we act as a property agent, arbitrator, or legal representative.

2. Eligibility

By using SewaManager, you confirm that you are at least 18 years old and have the legal capacity to enter into a binding agreement under Malaysian law.

3. User Responsibilities

Landlords

  • Ensure all property and tenancy information entered is accurate and complete
  • Obtain consent from tenants before adding their personal data to the platform
  • Review payment proofs promptly and fairly
  • Not use the platform to harass, intimidate, or unfairly penalise tenants
  • Comply with all applicable Malaysian tenancy laws and regulations

Tenants

  • Submit accurate payment proofs and honest maintenance requests
  • Not upload fraudulent or manipulated payment screenshots
  • Use the platform only for your actual tenancy
  • Keep your login credentials secure and not share them

4. Payment Terms

SewaManager offers the following plans:

  • Free plan โ€” 1 property, core features
  • Pro plan โ€” RM20 per tenant per month, unlimited properties and advanced features

Subscription fees are billed monthly. You may cancel at any time; no refunds are issued for the current billing period. SewaManager reserves the right to change pricing with 30 days' notice.

5. Limitation of Liability

SewaManager is a record-keeping platform and is not an arbitrator in disputes between landlords and tenants. We do not verify the authenticity of uploaded documents or payment proofs.

To the maximum extent permitted by Malaysian law, SewaManager shall not be liable for:

  • Disputes between landlords and tenants
  • Financial losses arising from fraudulent payment proofs
  • Losses due to service interruptions or technical failures
  • Indirect, incidental, or consequential damages

Our total liability to you shall not exceed the amount you paid for the service in the 3 months preceding the claim.

6. Prohibited Uses

You must not use SewaManager to:

  • Upload illegal, harmful, or fraudulent content
  • Impersonate another person or entity
  • Attempt to access another user's account or data
  • Reverse-engineer, copy, or create derivative works of the platform
  • Violate any applicable Malaysian law or regulation

7. Data and Privacy

Your use of SewaManager is also governed by our Privacy Policy, which is incorporated into these Terms by reference.

8. Service Availability

We aim for high availability but do not guarantee uninterrupted service. We may perform maintenance, updates, or suspend service with reasonable notice.

9. Termination

We reserve the right to suspend or terminate your account if you violate these Terms. You may close your account at any time by contacting us.

10. Governing Law

These Terms are governed by the laws of Malaysia. Any disputes shall be subject to the exclusive jurisdiction of the courts of Malaysia.
